Hamilton County Planning Department


The Zoning Regulations have been updated to include Sections 2000 – Rural Corridor Overlay District and 3000 – Countryside Residential Overlay District. The Subdivision Regulations have been amended to change references from 'RPA' to 'Hamilton County Planning Department.'



Applications (rezoning, subdivision, variances)



Subdivision

  • Staff Approved Plats - Any division or revision of lots less than five (5) lots with no needed variances or new public streets. These plats do not go to the Planning Commission
  • Minor Plats - Subdivisions of 6-10 lots. Requires Planning Commission approval. Plat can be submitted as a combination Concept/Final Plat to the Planning Commission.
  • Major Plats - Subdivisions of more than 10 lots. Requires Planning Commission approval. Preliminary Plat and Final Plat are required to be submitted separately
  • Subdivision Plat Variance - A variance is a modification of the strict terms of the relevant regulation where such modification will not be contrary to the public interest and where, owing to conditions peculiar to the property and not the result of the action of the applicant, a literal enforcement of the regulation would result in unnecessary and undue hardship

Petition to Appeal – Single-Wide Manufactured Home

A petition to appeal may be filed within 7 days of a decision by Planning Commission and will be heard by County Commission at its second regular meeting following the decision.

The regular monthly meeting of the Chattanooga-Hamilton County Regional Planning Commission will be held on Monday, August 10th, 2026 at the Development Resource Center (DRC) located at 1250 Market Street in room 1A on the First Floor.

NOTICE IS HEREBY GIVEN, pursuant to T.C.A. §8-44-101 and T.C.A. § 13-4-202 the Chattanooga-Hamilton County Regional Planning Commission will conduct a public hearing on Monday, August 10th, 2026 at 1:00 p.m. This meeting will be will be conducted in person in the 1A Meeting Room on the first floor of the Development Resource Center located 1250 Market Street, Chattanooga, Tennessee 37402.

The purpose of the public hearing is to discuss proposed amendments to Plan Hamilton to amend the White Oak Mountain Area 12 Plan (a component of Plan Hamilton) by changing the place type designation for an approximately 0.70-acre parcel located at 4390 University Drive (part), Hamilton County, Tennessee, from Suburban Residential to Maker District. PUBLIC HEARING NOTICE
HAMILTON COUNTY BOARD OF COMMISSIONERS

NOTICE IS HEREBY GIVEN, pursuant to T.C.A. § 8 44 101 and T.C.A. § 13 7 105, that the Hamilton County Commission will hold a public hearing on Wednesday, August 19, 2026, at 5:00 p.m. The hearing will be conducted in person on the fourth floor of the Hamilton County Courthouse, located at 625 Georgia Avenue, Chattanooga, Tennessee 37402.

The purpose of this public hearing is to consider an appeal of the approval of a special permit for a single wide manufactured home located at 12632 Jones Gap Road. The original case, HCZA 2, was heard before the Chattanooga Hamilton County Regional Planning Commission on July 13, 2026.
